If the seller or buyer gave you access to a report Put it in the final file. It only helps you as a agent.
- Any Important Information /documentation that will KEEP YOU OUT OF TROUBLE
My favorite one, for example if a buyer wants to save the money and skip doing any inspection , get it in writing! 3-4 sentences on paper that says I the buyer, choose not to have this or that inspection to save money, and I was advised by agents name(your name) to have one ...goes along way to protect you from future accusations. Don't take this lightly.very important
